What to have ready

None of this is required to get a quote, but it is what determines the fee and the timeline, so having it to hand makes the first call short.

  • The address, and whether the property is residential, commercial, or land.
  • What the appraisal is for. A lender, an estate, a court, an assessment appeal, and an internal decision are different assignments with different scopes, and the purpose has to be settled before anything else.
  • The effective date you need. Estate and divorce work is frequently retrospective, meaning value as of a date in the past rather than today.
  • Your deadline, and whether it is a filing date or a preference.
  • For income property: the rent roll, the leases, and two to three years of operating statements. This is the single largest thing under your control, because the assignment effectively starts when they arrive.

What happens next

  1. A short call to establish the property, the purpose, and the deadline.
  2. A written fixed-fee quote. Never contingent on the value reached, and never contingent on the outcome of the matter the appraisal serves.
  3. An engagement letter identifying the client, the intended users, the intended use, and the scope of work.
  4. Inspection, then the research and analysis that takes considerably longer than the visit.
  5. Delivery of the report, with the reasoning set out so a reviewer can follow it.
