Appraisal on the relocation industry’s own form, used by employers and relocation management companies moving an employee.

What makes this assignment different It is a different form and a different question. A relocation appraisal forecasts an anticipated sales price within a marketing period, rather than reporting current market value as of today. Appraisers who only do lending work are often not set up for it.

Not a mortgage appraisal

A relocation appraisal estimates a home's likely sales price within a specific timeframe. Where a mortgage appraisal looks backward at historical data to support lending, a relocation appraisal is prospective: it forecasts near-future value with a marketability period that typically does not exceed 120 days.

Factors include competition from new construction, historical price trends, and current mortgage rates. The methodology is more comprehensive: expect an hour or more of on-site inspection covering interior condition, landscaping, improvements, and deficiencies.

The rules that govern it

Worldwide ERC Summary Appraisal Report, Corporate relocation runs on its own report form, not the Fannie Mae 1004/URAR used for mortgage lending. The ERC form was built for a different decision: whether an employer should buy the home from a transferring employee, and at what price.

Anticipated sales price, not market value, This is the distinction that catches people out. A lending appraisal reports market value assuming reasonable exposure to the market. A relocation appraisal reports the price at which the property is expected to sell within a specified marketing period, typically a defined window such as 120 days, set by the relocation policy. A constrained selling period is a different question, and it can produce a different number from the same property on the same date.

Still USPAP work, The report form is different; the standards are not. A relocation appraisal is developed and reported under USPAP like any other assignment, and the shortened marketing period is disclosed as a condition of the assignment rather than buried.

Common questions

Why is the relocation number different from my refinance appraisal?
Because it answers a different question. A lending appraisal estimates market value assuming the property has reasonable exposure to the market. A relocation appraisal estimates what the property should sell for within a fixed marketing period set by the employer’s policy. Constraining the selling time constrains the price, and the two figures can legitimately differ on the same property on the same day.
Can I use my relocation appraisal for a mortgage?
Generally no. It is prepared on a different form, for a different intended use, under a marketing-period assumption a lender has not adopted. Lenders require an appraisal prepared for them, on their form, with the lender as the client.
Why did the company order more than one appraisal?
Relocation policies commonly do, then reconcile the results, sometimes averaging, sometimes discarding an outlier. It is a control on a decision the employer is funding directly, and it is standard practice rather than a sign anything is wrong.
Can I be present and point out improvements?
Yes, and it is worth doing. A written list of improvements with dates is the most useful thing you can provide. The appraiser cannot see that the sewer line was replaced or the panel upgraded.
